If your boiler has stopped working and is displaying an EA, F28, F1 or F4 code or any other combination of flashing lights that suggest an ignition problem, the most likely cause at the moment is the condensate pipe from the boiler being frozen causing the boiler to back up with waste water knocking the flames out. This is likely to be a white pipe coming out of the bottom of the boiler. It will go to the outside and may change to black plastic at some point. This is a plastic pipe, NOT copper. Defrost this pipe, or worst case cut it half a foot or so after it exits the house (so there is enough pipe to reconnect easily at a later date). It is only water that comes from this pipe so it can be reconnected later.

I never understood how agents could bill a landlord for a massive fee simply for organising a new tenancy agreement. I suppose they were able to because everybody did the same.
