As you know, our main clients in a Let are the landlords – we act as ‘agent’ on their behalf and our job is to find good tenants for them that can move at the right time and pay a good and fair rent.

However, we have been tenants too and know that you deserve to be treated with the same courtesy and care as our landlords. Like them, you benefit from the fact that we are totally independent from all other agents so here are the differences between us and them:

AGENCY FEES

Yes we’re a business and we charge them I’m afraid, as all agents do, but we tell you at the start exactly what they be in total. Some agents will quote you an attractively low figure for ‘fees’ then you find later that you also have to pay ‘check-in fee’ and ‘referencing fee’ etc etc and it becomes a serious sum of money. We bundle it all together and tell you right at the start what the full and final total figure is and that does NOT change; it usually works out far less than many agencies charge by the time they charge you ‘this fee’ and ‘that fee’.

VIEWINGS

Almost all agencies have a system in which staff are gauged to be working hard if they are doing lots of viewings – that’s why you end up quizzically trailing round properties that are just not suitable for you, and have you wondering why you are there; it’s because it ticks a viewing box for the agent. We do NOT work like this. When you call or email we will ask you 5 or 6 standard questions to find out for your sake as well as ours, if the property matches your needs and if you match the criteria the landlord has set. Then we will gladly progress to a viewing. But with us you will NEVER be taken somewhere unsuitable ‘just in case’...! It wastes your time as well as ours.

WHEN CAN WE SEE THE FLAT OR HOUSE WE LIKE THE LOOK OF?

We offer viewings outside office hours and there isn’t really any time we wouldn’t do if the tenant or owner was happy about it and one of us was available, although I suppose evenings would generally be 9pm at latest and weekends 5pm. We can also do early mornings if it suits all parties.

FURNISHED or NON-FURNISHED?

Most are non-furnished as that is what most tenants want. Rents are much the same whether furnished or not.

Of course; contact us now and we will keep all your details and call when something comes in that may be suitable. If we don’t call don’t presume we have lost the information; we just won’t call unless we have something – but no harm you calling us again anyway!

WHY SHOULD WE GO THROUGH AN AGENT WHEN IT COSTS US SO MUCH IN FEES COMPARED TO A PRIVATE LANDLORD?

Many private landlords know what they are doing of course, but some don’t and will not go through an agent because apart from not wanting to pay us a fee, they won’t want to pay for legal requirements such a Gas Safety Certificate, Energy Performance Certificate and they know they will be pushed to clean the place properly. Also their tenancy agreement may not be extensive or up to date and they may also not register your deposit with a government agency, which is a legal requirement now, so your deposit money will not be properly protected. Also they may go abroad and have no set-up here for managing any issues that occur.

The most important of course is the Gas Safety Cert. For some reason many landlords seem to think that you need only get one done at the start of a new tenancy, whether that be one year or three years apart. NOT TRUE. Any rented property, whether through an agent or not, has to have a valid certificate at all times and they are only valid for one year. If any landkord fudges this, walk away!

So, yes you may save fees going private but it could be a false economy in the end. However, there are plenty good landlords out there who do not use agents – thats how we started in lettings ourselves – so just make sure you ask the right questions before paying or signing anything.
